Course description: This course is designed to teach license holders when and how to use the Addendum Regarding Residential Leases. Through dissecting each paragraph, the license holder will understand what is considered a residential lease, when to deliver the current leases to the potential buyer and how the security deposits are to be handled at closing. Course Relevance: With more investors purchasing rental homes it is common to write offers on tenant-occupied properties. This course walks the student through the Addendum Regarding Residential Leases explaining each paragraph and how to properly fill out the form. By the end of the class the student will know; the definition of a residential lease, assignment, or assumption of a lease, how the security deposit is distributed at closing, and buyer remedies if the leases change conditions prior to closing.
